Kiwi Property Care can help find a suitable home, flat or apartment for rent
Kiwi Property Care offers flexible agreements to all landlords based on individual needs. We can provide full property management services e.g. rent collection, maintenance and repairs for a competitive rate of 8% + GST. Or a casual letting service where we find you tenants for a small fee of $70 + GST. We do as little or as much as you require.
The following is a basic outline of the Casual Letting Service we offer:
This is a one-off service offered by Kiwi Property Care where we find suitable tenants, complete all necessary paperwork including tenancy agreements, reference and credit checks (where necessary). Collect the first weeks rent, three weeks bond and formally lodge the bond with the Department of Building & Housing. Once completed, Kiwi Property Care hand back all documentation and rent in advance to the landlord who will then manage the property.

Leave the stress and worries of finding suitable tenants to us. All advertising of your property is organised by us and is included in your fee. All tenants are reference and credit checked (where necessary) and we take care of all the legal paperwork and provide rental agreements to tenants.
Rent & Bond Collection
Kiwi Property Care will take responsibility for collecting the bond and rent from the tenants. The standard bond and rent on signing a tenancy agreement is three weeks bond and one weeks rent in advance. Bonds are formally lodged with the Department of Building & Housing.
All rent money is credited to your account twice a month, firstly within 3 working days of the first working day of the month, and secondly within 3 working days after the 15th of the month. In case of any issues relating to unpaid rent or eviction becomes necessary, this is taken care of by us and we will represent you, the owner in court if necessary.
To ensure your property is kept to a high standard, regular property inspections are conducted.
An initial inspection is completed to ensure both parties are in agreement to the condition of the property when the tenants move in. Regular inspections are conducted approximately four times a year, a written report is sent to you, advising you of the general condition of your property and any maintenance requirements that may need attention. A final inspection at the end of the rental agreement is done to release the bond.

Any necessary repairs or maintenance on your property that need to be completed can be managed through us. Using either your choice of professionals or our carefully selected service professionals.
