  • Upon receipt of a signed management authority we will set up your property on our system and start to advertise for prospective tenants.

  • We schedule viewings at times convenient to prospective tenants, including evenings and weekends.

  • Once we find a tenant who would like to move into the property we ask them for their personal, financial and employment details. Once these details are checked, they sign a tenancy agreement.

  • All tenants must pay 4 weeks rent as bond and 1 weeks rent in advance before moving into your property.

  • Photos are taken on check in, during the 4 monthly inspections and when tenants move out. The photos are complemented by written reports.

  • The first inspection is carried out 1 month after the tenancy commences. Subsequent inspections are carried out on a 4 monthly basis. A written report is sent to the owner after each inspection.

  • Rents are checked daily. If the rent is 1 day behind we contact the tenant by text message. If they don't respond to the text message we try and call them. If still no response, we send a 14 day notice to rectify their arrears. If the rent is not up to date after 14 days we make an application to the tenancy tribunal.

  • We carry out all repairs on your behalf up to a predetermined limit set by you.

  • Our system notifies us 21 days before the end of a fixed term tenancy agreement giving us enough time to negotiate a new contract or advertise for new tenants.
