1. Rental Assessment.
If you are interested in our Property Management Services, we will inspect your property and give you advice on its potential market rental. The asking rent will then be set in agreement with the owner.
2. Effective Marketing.
We will advertise the property for rent and show potential tenants through the property. Advertising is done in the local papers and on various rental websites. We have the experience to select the most appropriate types of advertising that will work best for your particular property, this advertising will target the specific type of tenants that you want to attract.
4. Tenant Selection.
We screen all tenants before renting to them. Potential tenants are required to complete application forms and then, we conduct very detailed reference checks on their background. If these checks are completed to our satisfaction we then offer the property to the tenants, if the tenant agrees to rent the property we require the first weeks rent to be paid to us as a deposit before the property is withdrawn from the advertising campaign.
5. Tenancy Agreement Preparation & Pre Tenancy Inspection.
These are carried out as per the Residential Tenancies Act 1986. All tenancy agreements and pre tenancy inspections are completed at the property and signed by both parties.
6. Regular Inspections.
Included in our management fee is an inspection in the first month and then we complete further inspections every 6 months. Each time your property is inspected it is automatically diariesed for the next inspection. Following a periodic inspection, we forward you a written report detailing the condition and recommended routine maintenance or optional work such as repainting or carpeting. The property is inspected the day after the tenant vacates the property and prior to any Bond being released back to the tenants to ensure everything is in order.
7. Bond Collection and Lodgment with the Department of Building and Housing.
We collect a minimum of 3 weeks worth of rent from the tenant as a bond on each property, this bond amount is then lodged with The Department of Building and Housing as required under the law. Bonds are not released back to the tenant until a final inspection has been carried out and we are satisfied the property has been left in clean and tidy condition with no damage and that all rent money has been paid and keys to the property returned to us.
8. Rent Collection and Financial Monitoring.
All rents are paid to us by automatic payment. Rents are checked on a daily basis so that the tenants who fail to pay their rent on time, for whatever reason, are contacted immediately. Those that do not respond are served with a warning letter explaining that if they fail to pay, contact us to make arrangements to pay; then, they will be taken to the tenancy tribunal for eviction. In most cases, this warning letter provides sufficient incentive to get most tenants to pay their rent. We keep an accurate and up-to-date ledger that records every transaction from your tenants, this detailed ledger also records what money we have paid out to you the vendor or to contractors for maintenance on your behalf.
9. Personal Attention.
As a Lion Property Management client, you will be dealing directly with the owners of the company who will personally manage the entire process.
10. Disputes & Mediation.
We prepare all applications for dispute resolution under The Residential Tenancies Act 1986. We attend mediation and any Tenancy Tribunal hearing until the issue is resolved to a satisfactory level.
11. Maintenance & Repairs.
We monitor repairs very closely, we also organise maintenance on your behalf including cleaning, lawn mowing, plumbing and electrical services and any other normal, general maintenance required to keep a property at an acceptable level.
12. Financial Statements.
We provide monthly financial statements, these statements detail rents collected and payments made on your behalf. These are sent to you via email or post.
