Statements and Payments
Rental income is paid to your nominated account
bi-monthly on the 15th or next working day mid month and on the first working day after end of month.
Repairs and Maintenance
We organise and supervise all repair work as necessary, this is of course done to within the budget you have set.
We have our own pool of preferred contractors however if you wish to utilise your own, this is by no means an issue.
Undoubtedly the most important facet of property management along with rent collection is property inspections. When we inspect a property we are looking at two main areas.
1: That the tenants are looking after the property as
per their agreement
2: We are looking for areas on the property that may
need repair or maintenance
Preserving the property ensures that it retains its value and looks more attractive to prospective tenants when it is time to re-let.
Inspections are carried out at the beginning and at the termination of each tenancy.
Formal inspections are carried out at specific intervals as instructed by the landlord.
Drive-by inspections are made on a regular basis.
All inspections are detailed in a written report which is sent to you the landlord
Management of incoming rents are extremely important as we are aware that many clients mortgages are dependent on incoming funds.
All rents collected during the month from your tenants are reconciled on a daily basis ensuring funds are available to you at the end of the month. Should a tenant miss a payment we will promptly contact them to rectify the situation
