Stage One - Sketch Plan
We will meet with you to map out your brief. We'll visit your site, look at where the vehicle access is, how the sun effects your site and where the views are. We'll discuss any ideas you have of general room layout. We will discuss in detail your requirements and how you want your house to work to fit your lifestyle. We then go away and prepare a concept plan in accordance with the written brief. This may include a 3D computer rendering. Sketch plans are produced on an hourly rate. 9/10 times the concept plan only requires minor modifications. We put the time in at the beginning to really listen to what you want.
Stage Two - Preliminary Design
After you have reviewed your concept plan, we make modifications based on your feedback. Sometimes aspects of the brief are in conflict and this is the sage where we work through those issues. In consultation with you, we finalise major cladding materials, consult with council on town planning compliance and prepare resource consent applications if they are required.
Stage Three - Developed Design
Once the design has been approved by you and planning compliance is assured, we start work on the technical aspects. We prepare documents for other consultants eg structural, drainage and geotechnical engineers. Detailed sections and framing plans are done, we finalise all the construction materials and consult with the kitchen designer.
Stage Four - Building Consent Documentation
We prepare all the documentation you will need for your building consent application and for tendering purposes. We co-ordinate input from all other consultants involved. All floor, roof framing, foundation and drainage plans, elevations, detailed sections, weather tightness & structural details. Specifications and H1 calculations. Specifications for plumbing and electrical fitout. This includes electrical and lighting plans, kitchen, bathroom and laundry fit out.
Stage Five - Contract Administration
We can manage the tendering process for you, ensuring that tenderers are all receiving the same information and comparing "apples with apples". We can advise on you contractual arrangements with the selected builder and oversee the contract until your home is complete. We can handle all contractor queries, variations and authorise payments, ensuring you don't pay for work not done or materials not delivered to site.
