Before we let your property we will do a free, no-obligation rental appraisal. This will give you an accurate estimate of your property’s rental potential.
We will advertise your property for free, on TradeMe, Sella and EasyLet.co.nz with expert pictures and a video walkthrough on YouTube. We also install a “For Rent” sign on your property to reach the maximum number of prospective tenants.
Tenant screening, Background and Credit Checks
We have an extensive screening process of all perspective tenants that includes background checks, reference checks and a comprehensive credit check. Once we have found a suitable tenant we will issue you with a detailed report of the tenant for your approval.
Pre Rental Property Inspection
We do not merely hand over the keys to the new tenant, like most property managers. We do a property inspection with the tenant and record all the details, which is then signed by the tenant, to ensure that your investment is handed back to you at the end of the lease in the same tidy state as what you left it in.
Monitoring Tenants Rental Payments
Unlike most property managers, we monitor rental payments as they become due. Should tenants not make a payment on time we will issue them with the required notice immediately, as per the regulations of the Residential Tenancies Act 1986, and keep you informed to protect your interest.
We do not charge you for property inspections. We do one inspection one month after the tenancy starts to ensure that your property is looked after correctly. Thereafter we will do one inspection every 4 months. Our inspections include a detailed report, to keep you informed.
Repairs and Maintenance
We will inform you of any repairs and maintenance work required on the property. Our partner companies will provide you with excellent service and guaranteed work at a competitive price. We will advise you of the quoted price before the work is carried out, as per your instructions and will do a thorough inspection once the work is completed.
Property Bill Payments
If you would like to rid yourself from all the stress of your monthly property bills, we will be happy to pay them on your behalf from your rent received, for no additional cost to you.
We will provide you with itemised, easy to read monthly statements detailing all activity on your property. Payments can be made fortnightly at your request, because we understand that you also have bills to pay.
Tenancy Tribunal Services
In the unfortunate event where a dispute arises and needs to be resolved through the Tenancy Tribunal Service, then we will represent you at the hearing, as we know you have better things to do. We will also cover the cost of the application fee.
