Jennian Homes looking positive -

Building industry starts to stabilise:
comment from Dave Wilson, Business Development Manager, Jennian Homes

Building consent figures are beginning to stabilise and we are seeing this reflected in the level of both enquiries and sales at Jennian Homes.
June has been our best month this calendar year with more than double the sales we've seen in the previous months. Activity has picked up particularly in the regions, with Northland, Waikato, Nelson and Canterbury showing noticeable growth, and the metropolitan areas beginning to follow. We are now seeing that momentum continue into the start of Spring and it appears that the filling pipeline is indicative of a positive climb throughout 2010.

Now is a good time to consider building a home as interest rates are low and land has become cheaper. We're seeing a noteworthy increase in enquiries from people who have already purchased land at a good price and are now ready to start turning their dreams of a new home into reality.

The past year has seen potential home builders taking a conservative approach, holding back from making significant financial decisions, but this seems to have settled and more people are prepared to commit to longer-term plans. Our network of franchisees across the country report that they are seeing less of the wait-and-see approach of the past few months and more people ready to build now.

The increase in net migration is also driving activity at Jennian from two perspectives. New Zealanders returning from around the world are increasingly enquiring about building a home in preparation for coming back to settle down. In addition, investors are seeing an opportunity to build rental properties to meet the increased demand for housing. This demand comes from both immigrants and potential first-home buyers who are delaying getting onto the property ladder as they save to meet the increased deposit requirements. The points in favour of building your own home are fairly well known, but the same benefits apply to building investment properties. A new home built specifically with tenancy in mind is far more likely to be tenanted quickly and for a longer, stable time.
The home can be built according to the likely specifications of the type of tenants who predominate in a specific area. And of course a new home is just that - new, not tired or worn out - and can be constructed with low maintenance in mind for property investors.

Adding to the positive feel within Jennian Homes are the regional results from the annual Master Builders' House of the Year Awards. Jennian Homes has been consistently New Zealand's most awarded group home builder and this success continues in 2009. With news of another bag of awards coming in from around the country, the team at Jennian Homes are particularly proud of multiple Gold and category awards topped by a home built by Jennian Homes Auckland West achieving Gold Reserve National Finalist status.
